There is a requirement in the Coastal Zone that any development be setback 300’ from any State Park. There was an already-graded flat pad on theproperty that was obviously where anyfuture development was meant to beplaced. When the pad was originally graded, the adjacent park was aCounty Park so they didn’t have the300’ setback requirement.“Oddly enough, this worked out wellfor my client. There isn’t much of anocean view from the already gradedflat pad. We ended up placing thehouse on the adjacent slope, whichhappened to be exactly 300’ awayfrom the State Park.
